Terms
The terms that apply when you use our website, buy a self-service report, request a free Site Snapshot, or engage us for a Feasibility Study Report. All prices include GST.
Who we are
Plico Advisory is the property intelligence arm of Plico Design Studio Pty Ltd, ABN 64 479 965 721, 80 Market Street, South Melbourne VIC 3205. Contact: hello@plicoadvisory.com.
Self-service reports
The Site Intelligence Report ($220) and the Place History Report ($198) are automated reports, designed and curated by a registered architect and generated using AI. They are not reviewed or signed off by an architect, and they are not architect-led professional advice. They are preliminary assessments, generated from the information you provide and from publicly available data, and they list anything they could not confirm. All prices include GST.
You pay at checkout, by card through Stripe, before the report is generated. A report is typically ready in 2–4 minutes. We keep a copy for 12 months so that your report link keeps working; see our privacy policy.
Refunds and credits. Self-service reports are not refundable for change of mind. If a report fails to generate or you are unable to use it, we will apply a credit so you can run another report. This does not affect your rights under the Australian Consumer Law.
Consumer guarantees. Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot be excluded. Our consumer guarantees apply as required by law.
Reliance. A self-service report gives background information about the limitations and opportunities that may be achievable on a site. It is not a guarantee of success, and it is not professional advice.
Limitation of liability. To the maximum extent permitted by law, we accept no liability for loss or damage arising from the use of, or reliance on, a self-service report.
Site Snapshot
The Site Snapshot is free. It is an automated summary of publicly available planning data. It is not professional advice and may not be complete or current. Confirm all controls with the relevant planning authority. We ask for your email address and your agreement to our privacy policy before we show it, and we may limit how many you can request in a day.
Feasibility Study Reports (terms of engagement)
A Feasibility Study Report is Architect Led: it is prepared and signed off by a registered architect. It is an assessment and advisory service, not a design or documentation service. You tell us about your project through the enquiry form; we confirm the scope and fee within one business day; and no payment is taken until you accept the fee proposal. Fees are calculated as set out on the Feasibility page and include GST.
Plico Advisory is the property intelligence arm of Plico Design Studio Pty Ltd, a registered architectural practice. Feasibility Study Reports are prepared and signed off by a registered architect and are covered by the practice's professional indemnity insurance. Coverage can be confirmed upon request.
Payment. You pay in two instalments through Stripe: 50% when you accept the fee proposal, before work starts, and 50% before the final documents are released. We issue two invoices, with different due dates.
Scope changes. Scope changes are evaluated case by case, and additional charges will apply.
Cancellation and refunds. You may cancel a Feasibility Study Report by written notice at any time before the final documents are released. We charge for the work done up to the date we receive your notice, measured against the fee proposal. The first instalment is applied to that amount, and we refund any part of it that is more than the work done. If the work done is more than the first instalment, we invoice the difference, up to the second instalment, which is otherwise not payable. Once the final documents have been released, the fee is not refundable. If we cancel, or cannot complete a report, we refund any amount that is more than the work done.
Reliance. A Feasibility Study Report is an assessment of the information available at the time it is prepared. It does not guarantee that the development option is achievable. A development approval and a building approval must still be obtained.
Limitation of liability. To the maximum extent permitted by law, our total liability to you for a Feasibility Study Report, however it arises, is limited to the fee you have paid for that report, and we are not liable for loss of profit, loss of opportunity or any other indirect or consequential loss. A report is prepared for you, for the site and purpose described in your enquiry, and others may not rely on it without our written agreement. Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot be excluded. Where the law allows us to limit our liability for a failure to comply with a consumer guarantee, we limit it to supplying the service again, or paying the cost of having it supplied again.
