Plico Advisory is the property intelligence arm of Plico Design Studio Pty Ltd, an architecture, heritage and interior design practice based in South Melbourne, Victoria. It offers a free Site Snapshot and three reports: the Site Intelligence Report and the Place History Report, which are generated automatically, and the Architect Led Feasibility Study Report, which is prepared and signed off by a registered architect.

The Site Snapshot is a free, factual lookup of the zone, overlays and any heritage overlay or local heritage item on an address in Victoria, New South Wales, South Australia, Tasmania or the ACT, with the source and date for each item. For Western Australia it is a basic lookup: the confirmed address, council and bush fire prone area. It is automated, uses no AI, and takes about a minute.

It can't tell you what the controls mean for your project, whether a permit is required, the risks, or what you could build. That's what the Site Intelligence Report is for. Try the Site Snapshot.

It depends on what you are trying to do. The Site Snapshot shows the planning controls on an address. The Site Intelligence Report tests what is permitted and what the risks are. The Place History Report tells you the history of a place. A Feasibility Study Report is for when the decision is worth an architect's judgement.

Not sure? Find my report asks what you are trying to do and shows where to start.

Plico Advisory's reports are assessment and advisory services, not design or documentation services. They tell you what is likely to be possible on a site, what constraints and risks apply, and what pathway makes sense before you commit to design. If you decide to proceed, our related design practice, Plico Design Studio, can pick up from there, but the two are separate engagements.

The Site Intelligence Report and the Place History Report are designed and curated by a registered architect, but each report is generated automatically using AI. It is not reviewed or signed off by an architect, and it is not architect-led professional advice. Self-service reports are not reviewed by a person before delivery. If an automated quality check flags an issue, our team reviews the report after delivery and may send you a corrected copy.

The Feasibility Study Report is Architect Led: it is prepared and signed off by a registered architect or qualified specialist. AI may assist with research and drafting, but it does not replace professional judgement, and the final opinion is the architect's, not the AI's.

From $880 including GST. The fee is calculated from your project's complexity, shown as an indicative estimate before you submit your enquiry, and confirmed within one business day before any work begins. The fee covers your preferred development option, with further scenarios available as add-ons, and includes the yield, a full risk register, detailed recommendations and the other items listed in how your fee is calculated. Optional extras that go deeper are priced separately. Further development scenarios are an optional add-on, priced on application. Express turnaround adds $400 (3 weeks), $800 (2 weeks) or $1,200 (1 week), including GST.

The Site Intelligence Report and the Place History Report typically take 2–4 minutes once you submit your site details. The Site Snapshot is instant. A Feasibility Study Report is completed within a standard 4 weeks from confirmation of the fee; express turnaround of 1–3 weeks is available for an additional fee. Complex sites, heritage properties or multi-stage assessments may require additional time.

A site address is required. A planning property report is optional but recommended: it improves accuracy. A Certificate of Title, any existing plans, and relevant documents (lease, contract of sale, previous reports) are helpful but not required to get started.

If you already have a Site Intelligence Report, you can attach it to your Feasibility Study Report enquiry. We will pre-fill your site details and use the items your report could not confirm as the starting point for the architect's assessment.

No, but it is recommended. A planning property report, for example from Landchecker, is optional. It improves accuracy because it gives the assessment a second, independent source to compare against. Where live state planning data is available (Victoria, New South Wales, South Australia, Tasmania and the ACT), our reports use it as well, and they report any difference between the sources rather than quietly choosing one.

No. A report is an assessment and advisory service. It identifies what is likely to be possible and what the approval pathway involves. It does not constitute a planning application, a building permit, or design documentation. Those services are separate and typically follow a feasibility assessment.

The Site Intelligence Report, the Place History Report and the Site Snapshot cover Victoria, New South Wales, South Australia, Tasmania and the Australian Capital Territory. Other states and territories are in development: leave your email on a report page and we will tell you when it is available.

The Feasibility Study Report is Architect Led and is available for sites anywhere in Australia.

The self-service reports are automated preliminary assessments and should not be relied on as professional advice. They help you ask better questions before you buy, but they do not replace legal, conveyancing, building or planning advice. Always obtain legal and conveyancing advice before you sign a contract.
