Find my report / Buying a property

Check what the planning controls allow, whether heritage or an overlay limits it, and what could stand between you and your plans, before you make an offer or exchange contracts. A free Site Snapshot shows the zone and overlays in a minute; a Site Intelligence Report tests what you could do with the site.

What matters

Buying is the cheapest moment to find a problem. Once contracts are exchanged, planning limits, heritage controls and title restrictions become yours. The checks below are the ones that most often change a buyer's plans, and most of them can be done in the days before an auction or an offer, using public records.

Planning

The zone and overlays on a property decide what can be built or changed, and whether a permit is needed. Two properties side by side can be treated very differently. Check the zone, any overlays, and whether the controls have changed or are proposed to change.

Heritage

A heritage overlay or listing can limit demolition and alterations, and can add time and cost to an approval. It is much easier to find this out before you buy than after.

Building compliance

Existing buildings may not meet current requirements, particularly older homes, work done without approval, or buildings used differently from how they were approved. Ask for the approvals history and consider a building inspection.

Title

Easements, covenants and other restrictions on title can limit where and what you can build, whatever the zone says. Read the title and plan, and ask your conveyancer to explain anything unusual.

Timing

Auctions and contract dates leave little time. Do the quick checks first, and keep the slower ones, such as an architect's feasibility study, for a shortlisted property or for conditions in your contract.
