Site Intelligence Report
The planning controls, risks, permit pathway and an indicative yield range for a site — for a project you have in mind, or to find its best use.

How much a site can yield depends on the zone, the height and density controls, the size and shape of the lot, overlays, and any state policy pathway that applies. A Site Intelligence Report in best-use mode gives an indicative yield range, and a Feasibility Study Report adds verified development scenarios and yield.
Yield is the product of rules and design, not of lot size alone. Before you commit to design or to a purchase, it helps to know which controls cap the scheme, which overlays could reduce it and which policy pathways could increase it. These are the areas that decide how much a site can carry.
The zone sets the uses and the building envelope that are likely to be approved. Height, setbacks, site coverage and, for subdivision, minimum lot sizes all limit what is possible. A number on a map is a starting point, not a guarantee.
Heritage, flood, bushfire and vegetation controls can reduce what a site can carry. In some locations state planning policy offers a different pathway, such as for affordable housing or near transport, which can change the answer. A report should check for them.
Easements, covenants, access and the capacity of drainage and utilities can decide whether a subdivision or a denser scheme works, however generous the zone.
Fire safety, access and the way buildings are separated affect the layout of multi-dwelling schemes and the cost of building them.
Approvals for larger schemes take time and carry holding costs. Test the yield range early, then verify it with an architect before you commit capital.
Site Intelligence Report in best-use mode assesses every viable use on the same basis and gives an indicative yield range, with what would unlock the upper end.

Feasibility Study Report for your development option verifies the yield against the council schedule, prepared and signed off by a registered architect.
Prepared and signed off by a registered architect. It assesses planning controls, constraints, risks, indicative costs and the pathway forward for your preferred development option, then closes with a clear recommendation and a prioritised project action plan.
