Find my report / Extending or renovating

What you can add to a home depends on the zone, any overlays, the size and shape of the lot and any restrictions on the title. A Site Intelligence Report in known-project mode tests your proposal against the planning controls, and a Feasibility Study Report verifies it and prepares for approval.

What matters

Most renovation surprises come from rules rather than builders. Before you pay for design, it is worth knowing what the planning controls, any heritage overlay and your title would allow, so the brief you give an architect is one that can be approved. These are the areas that most often shape an extension.

Planning

Extensions are tested against requirements such as height, setbacks, site coverage and the effect on neighbours. Some small works need no planning permit; larger ones do. Which applies depends on the zone, any overlays and your council.

Heritage

If the property or the neighbourhood is covered by a heritage control, changes to the street frontage, the roof and the original fabric are treated more strictly, and a permit is more likely to be required.

Building compliance

A building permit is generally needed for structural work. Bushfire, flood and termite risk can add requirements, and an existing building may need upgrades when it is extended.

Title

Easements, covenants and sewer or drainage assets can limit where an extension can go, even where the planning controls would allow it.

Timing

Allow for the design, planning and building approval stages before any work can start. They take longer on constrained sites, and a clear brief at the outset avoids redesign.
