Site Snapshot
A free, factual lookup of the planning controls on an address, with the source and date for each. No AI and no payment.
Find my report / Not sure yet
Start with the free Site Snapshot to see the zone and overlays, then a Site Intelligence Report in best-use mode to see what the site could support. You can decide on an architect-led study once you know what is worth pursuing.
Not knowing yet is a reasonable place to start, provided you spend little until you know more. The aim is to learn quickly what the site can and cannot do, in order of cost: free facts first, then an assessment of options, then professional advice. These are the first things to look at.
The zone and overlays on a site decide what is possible. Look those up first; a free Site Snapshot shows them for an address in Victoria, New South Wales, South Australia, Tasmania or the ACT, and it costs nothing and takes a minute.
Best-use mode assesses every viable use on the same basis, so you can compare options rather than commit to the first idea. It also shows which uses are blocked and why, which is often as useful as the one that works.
If there is a heritage overlay or the place has an older history, learn about it early. It can change what is worth pursuing.
Easements, covenants and restrictions on title can narrow the options. Read them alongside the planning controls.
If you would rather talk it through, send us a quick question and we will reply by email. There is no obligation, and we will tell you plainly if a report is not what you need.
Site Snapshot shows the zone, overlays and any heritage overlay or local heritage item on the address, with sources.
Site Intelligence Report in best-use mode assesses every viable use on the same basis and gives an indicative yield range.
