Find my report / Selling a property
Buyers and their advisers check what a site allows before they bid, so it helps to know the same things first: the zone and overlays, any heritage control, and what the planning controls would let someone build. A free Site Snapshot shows the zone and overlays in a minute, and a Site Intelligence Report gives a clear picture of the controls, risks and permit pathway to share with your agent.
The zone and overlays decide what a buyer can build or change, and whether they would need a permit. Knowing them lets you answer questions about the site with confidence, and check whether the controls have changed or are proposed to change.
A heritage overlay or listing can limit demolition and alterations, and buyers or their advisers will often ask about it. If the property is older, it is better to know the position before you list than to learn it from a buyer's questions.
Buyers often ask whether works were approved. Gather the permits and approvals you have for the property, and check whether anything built or used differently from how it was approved needs attention.
Easements, covenants and other restrictions on title can limit where and what a buyer can build, whatever the zone says. Read the title and plan, and ask your conveyancer about anything unusual, so it is dealt with early.
Do the quick checks before you list, so you can set expectations and answer questions early. Keep the slower ones, such as an architect's feasibility study, for when you want a verified view of what the site could support.
